With construction complete, the new 92,000 square foot, four-story MOB with a six-level, 600-space parking structure will transform the Santa Rosa Memorial campus with needed capacity for structured parking, medical office space, and advanced outpatient Imaging services (still underway). Petra has led the planning, design, and construction of the new $106 million facility adjacent to the hospital. Petra’s services included management of the entitlement process, the development team, and construction.

Through Santa Rosa Memorial’s vision and patience to amass continuous parcels at this strategic location, this project illustrates how campus real estate can be used to support an institution’s strategy and enhance the colocation of important patient services adjacent to its active Level I Trauma hospital. The hospital’s objective for developing the office building was to provide affordable space to a mix of primary care and specialty physicians in a convenient location adjacent to the hospital Inpatient and outpatient facilities. Patients receive full service at one location.

The building offers physicians the opportunity to reduce costs by sharing staff and overhead. A state-of-the-art management information system, based on fiber optics, links the office building with the hospital, permitting physicians to admit patients to the hospital from their offices and obtain direct access to test results and patient records. When completed, the OSHPD 3 advanced imaging center will include state-of-art medical equipment to support the community’s needs.
